Best matchBoosted and featured listings come first, then listings are ranked by trust score and how many people saved them. Older listings slowly move down.CommissionThe commission this agent or company says they charge. It is agreed between you and them.Free trialThe free trial gives you Pro features for a set time with no card needed. When it ends you move back to the Free plan unless you choose a paid one.HoldoverThe agreement's end date has passed, the tenant is still in the home, and the tenancy has not been renewed or ended yet.NIN verificationYour NIN is the 11 digit number from NIMC, the standard identity check in Nigeria. We check it and your name against the NIMC record instantly; the number itself is never stored on Heimly or shown to anyone.OrganisationsAn organisation keeps its own properties, team and settings. You can own more than one, up to your plan's limit, and switch between them from the menu.Plan limitsYour plan sets how many properties, units, team members, featured listings and organisations you can have. Billing shows how much of each you have used.Trust scoreA score out of 5 showing how much of a listing has been checked. Landlords and listings

BoostBoost is a paid promotion that places your listing higher in search for the number of days you choose. Each option's price is shown before you pay.Document storageHow much of your plan's document storage is used. The bar changes colour as you get close, so you can make room before an upload fails.Expected, received and outstandingExpected is the rent due over the months you are viewing. Received is what has been recorded as paid. Outstanding is what is still unpaid, including earlier months.FeaturedFeaturing lifts your best listings higher in search at no extra cost. Your plan sets how many you can feature at once.Gold badgeShown when Heimly has approved the ownership documents for a property, such as a Certificate of Occupancy or Deed of Assignment. It lifts the trust score to 4.0.How a payment is countedA recorded payment settles the oldest unpaid rent first, then the current period. Anything paid beyond the last period is kept as credit.InstalmentsEach instalment shows whether it is paid, part paid, late or still to come. Once a payment is recorded against an instalment, it can no longer be edited.MarketplacePublished listings appear in Heimly's search for renters and buyers. Drafts stay private to you and your team until you publish them.Opening positionWhat was already paid or owed before the tenancy came onto Heimly, entered when it was added or imported. It has no receipt because the money moved before.Owed nowWhat the tenant owes today, including anything carried over from earlier periods. Invitations and assignmentsA team invitation adds you to an organisation with a role. A property assignment asks you to manage one property for its owner, usually for a commission.Property assignmentThe owner has asked you to manage this property for them at the commission shown. Accepting adds it to your assigned properties.Public or hiddenPublic puts your profile in Find agents so people can find and contact you. Hidden keeps it out of search while you work on it.Public profileYour public page in Find agents, where landlords, renters and buyers look for agents, developers and brokers. It is separate from your account, and you choose when it is public.

Developers and brokers

Company verificationYour CAC registration number is checked instantly against the CAC register to confirm the company is real. A match gives the company its verified badge.Why the company name is lockedThe company name was matched to the CAC register when it was verified, so it cannot be changed here.
